What’s the Difference Between Level 2 and Level 3 Surveys?

When it comes to buying a home, the right survey can make all the difference. Two of the most common types are Level 2 (HomeBuyer Report) and Level 3 (Building Survey). But what’s the difference — and which one do you need?

A Level 2 survey is ideal for standard, modern properties in reasonable condition. It checks visible defects and gives guidance on next steps, but it doesn’t dig deep into hidden issues or structural concerns or give advice on how to fix the problem.

A Level 3 survey, on the other hand, is a comprehensive investigation. It’s perfect for older homes, unusual builds, or properties which have been significantly extended or altered. A Level 3 surveyor will inspect structural components, roofs, chimneys, timberwork, visible drainage, services (visual inspection only), and more — explaining defects, causes, and gives advice on how to fix the problem.
